Every development under our care is assigned a dedicated Property Manager. Our Property Managers are qualified and instilled with high standards of property maintenance. They manage a consistent portfolio so that continuity to our customers is high and the amount of properties under each Property Manager’s care is far fewer than most of our competitors. They therefore have the time to visit every site in their portfolio with great regularity and to proactively handle maintenance matters and manage contractors.
Realty have no in house labour or associated companies so no conflict of interest will ever arise. As such, all works are completed by local independent contractors and are competitively tendered to demonstrably deliver best-value. All contractors used are accredited through our own scheme to ensure that liability to the Client is effectively mitigated. Our extensive list of approved contractors cover every aspect of property maintenance and we are always happy to add contractors that come recommended.
The Property Manager will undertake a Planned Preventative Maintenance schedule (“PPM”) which will ensure future major works are planned and budgeted for in good time, and will review this and all budgetary requirements on an annual basis so that maintenance is always delivered to high standards and with minimal impact to the service charges paid.
Realty operate an emergency Out Of Hours service 7 days a week, 365 days a year, so that emergency maintenance can delivered to participating developments swiftly and efficiently.
